Planning Board mulls giant warehouse BY JAY BODAS Staff Writer
EDISON – An application to the Planning Board for a massive warehouse on Mill Road has been continued to its next meeting.
“The applicant is proposing a one-story warehouse that is 47.5 foot. in height,” said Steven Byszewski, engineer for the applicant JERC Partners VII. “There is a small appendage to the building in the northwest corner that is office space. There is also a corner in the northwest, in the proposed warehouse, that is designated as future office space that totals 5,000 square feet.”
What is proposed is a 570,100-square-foot distribution warehouse for the southern end of Mill Road. It would have 193 parking spaces along with additional spaces for tractor-trailers.
In response to board member Robert Dudash’s question regarding what type of business would use the warehouse, the attorney for the applicant, John Hague, said that no tenant had yet been identified.
“The applicant is a contract purchaser but does not hold title to the property,” Hague said. “There will also be opportunities afforded to those who have an interest in the process to participate in future hearings. This is not the only forum in which this application will be heard or discussed.”
The application also proposes planting 987 trees of various sizes and a contribution to the township tree fund would be made, Byszewski said.
“On-site trees will be concentrated on the northeasterly and westerly side. Additionally, we would provide lawn and shrubs,” he said.
Resident Esther Nemitz asked what would be done in the winter about snow and ice build-up on the roof of the building, given its very large size.
“The roof will be designed to handle the snow loads anticipated for this area of the country,” said the architect for the applicant Carmine Semonara. “The sides will pitch down … and anything that it does collect will be eliminated and controlled.”
